
Botrygg has divested a portfolio of nine social infrastructure properties in Linköping to Episurf. The agreed property value amounts to SEK 845 million. Panreal acted as sell-side advisor to Botrygg in the transaction.
The portfolio comprises nine social infrastructure properties with a total lettable area of approximately 31,000 square metres, including Linköping Arena (Kallerstad Arena), the schools Klaragymnasiet and Arenaskolan, as well as short-term residential units, a gym and office premises. Annual rental income amounts to approximately SEK 67 million.
The majority of the lettable area comprises modern buildings constructed or fully refurbished during the period 2013–2022.
The purchase price is financed through an issue of Class B shares of SEK 220 million, a vendor note of SEK 161 million with a twelve-month term, and bank financing. As part of the transaction, Botrygg becomes a shareholder in Episurf. Closing will take place upon securing the required bank financing, no later than 31 October 2026. Botrygg will continue to manage the properties for a three-year period following closing.
