Panreal acted as advisor and transaction initiator in the sale of two prime retail assets in Trollhättan’s established Överby retail area, acquired by Arwidsro from Regio. The properties comprise approximately 21,000 sqm of lettable area and generate an annual rental income of SEK 34.8 million. The agreed underlying property value amounts to SEK 440 million.
The seller, Regio, acquired the assets in spring 2018 from Peab and P&E Fastighetspartner, who were responsible for the development and construction of the buildings.
The properties are fully let and anchored by financially strong grocery retailers such as City Gross and Lidl. Most other tenants operate within the discount segment. The average lease term is around four years, and the occupancy rate is 100%.
Located northwest of central Trollhättan with direct access to the E45 highway, Överby is one of Sweden’s largest retail destinations, attracting approximately 8 million annual visitors and generating around SEK 5 billion in total annual sales. The area also includes Etage Shopping (owned by Thon Property) with 16,000 sqm of retail space, as well as a major 12,000 sqm Coop establishment.
Arwidsro will take possession of the properties on March 31, 2025. The acquisition strengthens Arwidsro’s exposure to grocery-anchored retail in central Sweden and marks the company’s entry into a new geographic market. In connection with closing, Arwidsro has secured a SEK 1.1 billion refinancing package through a new three-year loan from Storebrand.
