Panreal advisor in the sale of unique redevelopment property in Lorensberg, Gothenburg – TB-Gruppen new owner

Panreal acted as exclusive sell-side advisor to Vättersnäs Förvaltnings AB in connection with the divestment of a vacant redevelopment property in the heart of Lorensberg – one of Gothenburg’s most attractive and centrally located residential areas. The buyer is TB-Gruppen.

Originally built in 1906, the property is a distinct Jugend-style building featuring preserved architectural elements such as limestone floors, wrought-iron railings, asymmetrical façades, and generous ceiling heights. Initially constructed for residential use, the building was converted into a care home over the past three decades. In the summer of 2023, it was vacated, and a planning process was initiated with the ambition to revert the property back to residential use.

With a total lettable area of approximately 2,400 sqm, the asset represents a rare redevelopment opportunity in a location with strong demand for centrally located housing.

The purchase price is confidential.
