Botrygg divested Valkeboskolan, a modern municipal pre-school and primary school located in Vikingstad outside Linköping, to Hemsö. The Municipality of Linköping is the tenant, with a lease agreement with a remaining term of 11 years. The total lettable area amounts to 6,600 square metres.

The property was completed in 2022 and is designed for approximately 480 pupils. It comprises facilities for primary school (years 4–6), pre-school, and a full-sized separate sports hall with generous outdoor areas. The buildings are certified under Miljöbyggnad Silver and the school building is equipped with a rooftop solar panel installation.

The property is situated in the locality of Vikingstad – a growing residential area for families with children, with convenient commuting distance to central Linköping. The buyer is Hemsö, one of Sweden's leading owners of social infrastructure properties.

Panreal acted as sell-side advisor to Botrygg and was responsible for project management and advisory services throughout the entire transaction process, from initial preparations through to completion. Closing took place on 30 March 2026. The parties have not disclosed the purchase price.

Panreal's mandate and responsibilities included strategic advisory, data management, direct outreach to and negotiations with all prospective investors, preparation and quality assurance of marketing materials, financial package and the data room, coordination of the buyer's due diligence process, as well as final negotiations.
