Botrygg divested a portfolio of nine social infrastructure properties in Linköping to Episurf. The agreed property value amounts to SEK 845 million.

The portfolio comprises nine social infrastructure properties with a total lettable area of approximately 31,000 square metres, including Linköping Arena (Kallerstad Arena), the schools Klaragymnasiet and Arenaskolan, as well as short-term residential units, a gym and office premises. Annual rental income amounts to approximately SEK 67 million. The majority of the lettable area comprises modern buildings constructed or fully refurbished during the period 2013–2022.

The buyer is Episurf, a property company focused on social infrastructure assets. Botrygg will continue to manage the properties for a three-year period following closing and becomes a shareholder in Episurf as part of the transaction.

Panreal acted as sell-side advisor to Botrygg and was responsible for project management and advisory services throughout the entire transaction process, from initial preparations through to completion.

Panreal's mandate and responsibilities included strategic advisory, data management, direct outreach to and negotiations with all prospective investors, preparation and quality assurance of marketing materials, financial package and the data room, coordination of the buyer's due diligence process, as well as final negotiations.
